Why Brand-New Homes Can Still Have HVAC and Moisture Problems

Many buyers assume that a brand-new home should be free of problems. Everything looks clean, the paint is fresh, and the air conditioner is running, so it must be working correctly – right? Unfortunately, that is not always the case.

During recent new-construction inspections in Northeast Florida, I have found several HVAC, ventilation, and moisture-control defects that could easily be missed during a basic walkthrough. Some of the concerns included weak bathroom exhaust fans, undersized air-supply ducts, missing bedroom supply vents, and supply and return vents installed too close together. When vents are positioned incorrectly, conditioned air may travel directly back into the return instead of circulating throughout the room.

I have also found bathroom exhaust ducts allowing hot, humid attic air to radiate back into the home. In one case, the powder room was noticeably warmer and more humid than the surrounding areas. Thermal imaging helped identify the temperature difference and trace the concern back to the exhaust system.

Other common findings include damaged or disconnected ductwork, missing insulation, air leakage around exterior doors, restricted airflow, and rooms that do not receive enough conditioned air. These issues are not just about comfort. Florida’s humidity can create musty odors, condensation, elevated indoor humidity, and conditions that may support suspected organic growth.

A properly installed HVAC system should cool the home, control humidity, provide balanced airflow, and remove moisture from bathrooms and other high-humidity areas. When something is missing, undersized, disconnected, or improperly installed, the home may never feel as comfortable or energy-efficient as it should.

Why an Independent New-Construction Inspection Is Important

This is why an independent new-construction inspection is so important. I use thermal imaging, moisture-testing equipment, airflow observations, and a detailed visual inspection to look beyond the fresh finishes and identify conditions that may need correction before closing or before the builder’s warranty expires.

A new home does not automatically mean a perfect home. Finding these issues early gives the buyer an opportunity to have them properly evaluated and corrected before they become larger and more expensive problems.
