Roof Problems Do Not Always Start on the Roof

When most people think about roof problems, they picture missing shingles, damaged flashing, roof leaks, or storm damage.

And yes, those things matter.

But many roof issues do not actually start on the roof.

A lot of the time, they start underneath it — in the attic.

Here in Northeast Florida, our homes deal with a lot of heat and humidity. When attic ventilation is not working properly, that heat and moisture can get trapped inside the attic space. Over time, that can affect more than just comfort inside the home. It can also shorten the life of roofing materials, contribute to moisture concerns, and lead to premature wear of the roof system.

That is why attic ventilation is something I pay close attention to during a home inspection.

The attic is not just empty space above the ceiling. It is a major part of how the roof system performs.

During an inspection, I look at the visible attic structure, insulation, ventilation, ductwork, signs of moisture, staining, air movement issues, and anything that may indicate the attic is not breathing the way it should.

Proper attic ventilation helps reduce trapped heat, control moisture buildup, and support the overall performance of the roof covering. When ventilation is poor, the attic can become extremely hot and humid, especially during our Florida summers.

That trapped heat can bake the underside of the roof deck, affect shingles from below, and create conditions that may lead to condensation, staining, mold-like growth, or other moisture-related concerns.

This is one of those areas that many buyers never think about, but it can tell a big story about the home.

A roof inspection should not stop at the shingles. The attic matters too.
